An Extra Bedroom According to George, an extra bedroom with an ensuite is likely to add £50,000 to the value of your property. If you are considering adding an extension to accommodate another bedroom or to improve your home, consider building costs, materials and labour before committing to adding this extra space.

OfficeDaisy Jones from Hewitt Adams suggests that adding a home office of some form will typically add value to your property. George says that often an additional fourth bedroom is utilised as an office space. If you have this space, it is a nice way to be able to escape from the family.

LIGHT OR DARK INTERIORS Having seen many properties in his career, George believes that lighter houses tend to appeal more than dark houses. When selling a property, estate agents like to use phrases like light and airy; because it helps buyers see what they are getting.

PAINTED FLOORS AND CEILINGS Moroccan-style flooring is a popular trend, according to George. This style can be achieved through stencilling. It’s relatively easy to change, so if somebody doesn’t like it, they can get rid of it without too much hassle. When it comes to painting ceilings, however, George states that painting doesn’t really affect the price of a property but may affect its appeal. Poorly painted ceilings are relatively easy to rectify; however, when it comes to viewings, they can affect a property’s appeal. One thing to avoid is painting your ceiling a dark colour like deep plum, as this can make the room feel gloomy and small.

Open floor plan George believes an open plan design is a good way to maximise the space in smaller homes. However, when it comes to larger spaces, he feels that a degree of separation between the kitchen, living and dining room is needed. Having different ‘zones’ is a way to be able to maintain a standard of privacy when there are a few occupants. Depending on the layout of the building, this kind of separation can really benefit a property.

LAWN OR ARTIFICIAL GRASS When it comes to your grass, George suggests that you should consider the type of space you are working with. For example, if you have a small outdoor area which doesn’t really warrant the effort of mowing or keeping a lawn mower, synthetic grass generally appeals to most. However, for larger spaces, it depends on personal preferences.

Painted kitchen units Painted kitchen units, according to George, definitely have a place in property improvements, so long as they’re done properly. A well-executed paint job on your kitchen units may increase the value of the property. However, it’s worth bearing in mind that buyers will often consider replacing the old kitchen units entirely.

WALL PANELLING When considering wall panelling, Daisy believes that it is more of a personal preference than something that will add value. While it can be very appealing to buyers that are looking for an “Instagram’ aesthetic, you should also be cautious as it could date quickly. George suggests that wall panelling adds a really nice touch - when done properly. He warns that DIY attempts can vary in standard. If done well, wall panelling can make a house look instantly more stylish. However, poor skills could lead to wonky aesthetics and even wall damage.
