Paradox Holdings, LLC is owned by Dr. Brian and Erika James. The entity currently owns eight residential rental properties. Dr. Brian James, M.D., F.A.C.E.P. graduated from the University of Texas at Austin in 1994 with a Bachelor of Science in Chemistry with coinciding pre-medical qualification. He attended medical school at the University of Texas Southwestern Medical Center, graduating in 1997 to become an MD. He completed his internship and residency in Emergency Medicine at Parkland Memorial Hospital in 2000. More importantly, he met and married Erika during this residency training. He has since practiced full-time as an Emergency Medicine specialist in a variety of emergency rooms in hospitals throughout central Florida. During his 19 years of full time practice, he became a Fellow of the American College of Emergency Medicine; attended business school part-time at the University of Florida to graduate in 2005 with his Masters in Business Administration (MBA), served for a decade as an Emergency Department Medical Director, and was for 4 years a Florida Area Medical Officer for The Schumacher Group. Brian has worked at Bartow Regional Medical Center in Bartow, FL for the past 10 years. Dr. Erika Pettinato James, D.M.D. attended the University of Florida from 1989-1994 pursuing her Bachelor of Arts in Microbiology prior to her acceptance to dental school. She subsequently graduated from the University of Florida, College of Dentistry in 1997 with her Doctorate in Medical Dentistry (DMD). Following dental school, she attended Baylor College of Dentistry in association with Children’s Medical Center of Dallas and Texas Scottish Rite Hospital as her residency and earned a certificate as a specialist in Pediatric Dentistry. Erika went on to receive her Master’s Degree from Baylor college of Dentistry/ Texas A&M University System in 1999. She and Brian met and married in residency as they were both training in Dallas. Dr. Erika has practiced Dentistry for the past 20 years as a Pediatric Dentist. Though she initially practiced in Rockwall, Texas, she has associated with her father at their Tampa and Wesley Chapel offices since 2000. Brian and Erika began investing in real estate in 2003 starting with two single family residence properties in their own neighborhood in Brandon, Florida. Over the following 16 years, they have gradually expanded their rental property portfolio under their wholly owned corporation, Paradox Holdings, LLC which owned more than 30 rental units between just the two of them before they joined forces with other family members and partnered into what is known now as PF Alliance Borrower, LLC.

KFP Administrative Services, LLC is owned by Dr. Frank and Kristen Pettinato. The entity currently owns forty-five residential rental properties. Dr. Frank Pettinato graduated from Erie Academy, Colgate University, and State University of New York at Buffalo School of Dentistry. He completed his Pediatric Dental training at Buffalo Children’s Hospital as intern and chief resident. Dr. Pettinato has taught at both Buffalo School of Dentistry and University of Florida Dental Schools. He has also lectured and been published on Pediatric Dentistry both nationally and internationally. Dr. Pettinato has practiced dentistry for 48 years and for the past 36 years has had his own Pediatric Dentist Practice in Tampa, FL. Frank and his wife Kristen have 8 children, 3 of which have become dentists and practiced with him. When not in the office can usually be found on the water fishing, boating or kayaking. Kristen Pettinato went to Chamberlain College in Boston, MA before transferring to Mercyhurst University in Erie, PA for a Fine Arts degree in 1964 when she met her future husband. She married Frank Pettinato in 1965 and went on to raise 8 children. After her children grew and left the home, Kristen went back to her love of art, becoming an interior decorator and creating paintings for art galleries in Sarasota, FL until the internet revolutionized the fine art industry. In 2004 Kristen began selling her art directly over the internet and her paintings quickly found their way to new owners in many different countries around the world. When not in the office Kristen can usually be found out in her 10-acre property horseback riding, gardening, or creating art in her personal studio. . In late 2007, after the financial crisis drastically shrunk the art market, Frank, Kristen and two of her sons, Chad and Rowdy, began seriously investing in residential real estate. KFP has expanded greatly over the past 12 years and had over a hundred rental units before they joined forces with other family members and partnered into what is known now as PF Alliance Borrower, LLC.

TRE Holdings, LLC is owned by Dr. James and Jetta Wilder. The entity currently owns twenty-two residential rental properties. Dr. James Wilder was a chemical engineering major at North Carolina State University before going on to earn his medical degree from Wake Forest School of Medicine, finished his residency in Radiation Oncology at University of Florida College of Medicine and is specialized and board certified in Radiation Oncology. Dr. Wilder has training and experience in 3-D conformal radiotherapy, intensity modulated radiation therapy, Gamma Knife radiosurgery, linac-based radiosurgery, multiple brachytherapy techniques, including prostate brachytherapy and radiopharmaceuticals. During his residency, he served as chief resident in radiation oncology and received an American Cancer Society Clinical Research fellowship. He is currently practicing in both Palestine and Mount Pleasant, TX for Texas Oncology, P.A. James and his wife, Jetta, started investing in residential real estate in 2010 with the formation for TRE Holdings, LLC and had grown to over 50 rental properties before they joined forces with other family members and partnered into what is known now as PF Alliance Borrower, LLC. When not practicing medicine, James enjoys fishing, hiking, traveling and other outdoor activities.

RDPD Holdings, LLC is owned by Dr. Chad and Suzanne Pettinato. The entity currently owns forty residential rental properties and four commercial properties. Chad’s real estate career began by becoming a certified real estate appraiser in 2000. During his time at University of Florida while earning his Microbiology degree, he rehabbed and sold several properties for profit and began learning the residential rental process. After graduating from University of Florida, Chad went to further his education by attending Palmer College of Chiropractic in Port Orange, FL. Suzanne Pettinato graduated from University of Tennessee, Knoxville with a Bachelor of Science degree in Biology. She then pursued her doctoral degree at Palmer College of Chiropractic Chad and Suzanne met at Palmer Chiropractic College while both pursuing their doctoral degrees. During their years at Palmer, they were successful at rehabbing and reselling homes for profit. So much so, that even after graduating from chiropractic college with honors and being recognized for their published works in a scholarly journal, they decided to continue their real estate careers. Chad continued working in real estate in a direct, hands-on fashion. He has grown multiple companies from a series of single rehab projects to a company that has bought and resold more than 100 homes and has also acquired more than 400 now occupied rental units. He has worked every facet of these companies, from finding and evaluating each property, making the necessary remodel decisions, heading the construction crews, being the on call handyman for maintenance, marketing and showing properties and handling maintenance and other tenant issues as well as working closely with now fourteen housing authorities in Central Florida. Currently, Suzanne has over a decade of experience in real estate investment. She is the CFO of Premiere Housing Solutions and Premier Housing Investments. Her responsibilities include oversight of all financials for the companies, management over all collections and distributions of rents, real estate sales, construction, and outside project incomes. She manages and set protocols for company managers while setting financial goals and objectives for PHS and PHI with oversight of all areas of the company’s daily operations.

Balmoral Residential, LLC was formed to acquire a 12-unit multifamily apartment complex in Dade City, Fl. This entity is a partnership between Brian and Erika James and Chad and Suzanne Pettinato. The entity completed a full renovation of the property and was at complete occupancy sixty days after renovations.

Premier Housing Investments, LLC (PHI) is owned by Chad and Suzanne Pettinato. This entity has bought, rehabbed and sold more than two hundred homes since its formation. While Chad and Suzanne are the sole owners of PHI, the entity also has investors that contribute a percentage of funds to help acquire and "flip" homes and share the profits. The investors include: Frank and Kristen Pettinato, James and Jetta Wilder, Brian and Erika Pettinato and Steve and Tori Ginter. One of the properties Premier Housing Investments recently acquired received a head-to-toe transformation of a seventies era 3-bed, 2-bath American-ranch style single family in Lakeland, FL. Built in 1977 – this property has not seen much updating and was suffering from lack of care, particularly seen in the pool which had a full grown tree living inside of it. Due to its condition, every room of this property was remodeled and modernized. The kitchen now features solid wood cabinets, brand new stainless steel appliances, a custom faucet, and granite counter tops. New traditional mahogany wood flooring was installed throughout the entire house, as well as, fresh paint on both the interior and exterior of the property. Just in time for the summer, the large pool now features a brand new pool pump and filters including a brand new liner.

PJW Management, LLC was formed to acquire a 5-unit multifamily apartment building on three acres of multifamily residential land in Dade City, FL. This project is in the process of being re-zoned to high density multifamily residential zoning. Upon completion of this re-zoning, we will be developing a 60-unit apartment complex across the street from the entrance of Pasco-Hernando State College to provide student housing. This entity is a partnership between Chad and Suzanne Pettinato, Frank and Kristen Pettinato, James and Jetta Wilder and Brian and Erika James.

Brookside Villas, LLC was formed to acquire a 90-unit multifamily development on 13.5 acres in historic downtown Brooksville. The entity is a partnership between Chad and Suzanne Pettinato, Frank and Kristen Pettinato, James and Jetta Wilder and Brian and Erika James. The property consists of fifty-two single story concrete block buildings. This project is the start of a massive renovation and upon completion it should generate between $75,000 to $80,000 per month of rental income.

PF Alliance Borrower, LLC was formed in 2016 and currently holds 237 residential rental properties in its portfolio. This entity consist of a partnership between RDPD (Chad & Suzanne), KFP (Frank & Kristen), TRE (James & Jetta), Paradox (Brian & Erika) and RTP (Rowdy) who all contributed properties from their personal company portfolios to form one of the largest entities among the family's operations.

Premiere Housing Solutions, LLC provides comprehensive residential rental property management. PHS provides its services exclusively to its family partners. Premiere Housing Solutions is owned and operated by Chad & Suzanne Pettinato. Chad & Suzanne both have had active and unique careers. Suzanne & Chad met at Palmer Chiropractic College while both pursuing their doctoral degrees. They both graduated with honors and were recognized for their published works in a scholarly journal. During his time at University of Florida while earning his Microbiology degree, he was involved in multiple residential rehab projects and began learning the residential rental process. Chad’s real estate career began by becoming a licensed real estate appraiser in 1999. During their time at Palmer they began building what would later become Premiere Housing Solutions. Premier Housing Solutions is currently the single largest provider of Section 8 housing in both Polk and Pasco counties in Florida and has maintained the highest inspection pass rate of any landlord in either of those counties. Chad is currently the CEO of Premiere Housing Solutions and Premier Housing Investments LLC. He oversees all managers while setting directions, timelines and performance goals for the companies. He is also the primary person for all rental and residential rehab acquisitions using a network of realtors and asset managers. Suzanne is the CFO of Premiere Housing Solutions and Premier Housing Investments. Her responsibilities include oversight of all financials for the companies, management over all collections and distributions of rents, real estate sales, and construction and outside project incomes. She manages and set protocols for company managers while setting financial goals and objectives for PHS and PHI with oversight of all areas of the company’s daily operations.

Allied Plumbing Services is the newest construction divison. We are in the process of becoming a state licensed plumbing contractor and we will be handling all the plumbing needs in house

Allied Construction Services of Central Fl, LLC is owned by Chad and Suzanne Pettinato. The entity provides construction services for Premiere Housing Solutions and Premier Housing Investments, as well as maintenance for all of the other entities' rental properties that are managed by Premiere Housing Solutions.

Allied Dumpster Rentals, LLC is owned by Chad & Suzanne Pettinato. This company was originally a part of Allied Construction Services to aid in renovations for intercompany purposes. Allied Dumpster Rentals has now grown to 125 construction roll off containers and nine fleet roll off trucks. The company is completing its ninth month of disaster recovery from Hurricane Michael in Panama City where we are currently the second largest debris removal contractor in the county.

ASAP Kitchen, Bath, and Flooring is owned by Chad and Suzanne Pettinato and was originally created to supply materials at wholesale to entities owned by the Pettinato's. While we do still supply most of the materials used in the family’s real estate ventures, it has taken off and now has two showrooms in Wesley Chapel and Largo Florida and plans are to continue to add one location per year.
